Customized company-level training of appraiser-vendors for AMCs and lenders
APC provides appraiser training for lenders and AMCs in order to upgrade the quality of the appraisal product while reducing the cost to provide it.
My experience, coupled with regular teaching of the 7-Hour National USPAP Update Class, has impressed upon me the need residential appraisers have for re-learning the fundamentals of appraisal practice.
Too many residential appraisers are taught to complete pre-printed forms to appear as though they were competently produced while never learning to competently appraise! As long as their assignments are for interior lots with tract houses in developed, land-locked subdivisions with numerous similar sales for comparison, no one is the wiser. Unfortunately, when deviation from rote reporting occurs, these appraisers are at a loss. They count on prompts from the AMCs and clients to direct them. It's akin to bumping into furniture to navigate a darkened room. They know they'll get to the other end, it's just a matter of not tripping along the way.
These are the appraiser-vendors who require the greatest number of time-consuming call-backs, revision requests, and corrective emails from staff in order to obtain an adequate appraisal report.
APC's Vendor Training Program provides a one- and two-day training for appraiser-vendors; going step by step through the URAR form in correlation with USPAP, Fannie Mae, and HUD/FHA guidelines. This live, online, interactive course gives attendees the opportunity to explore the rationale behind every assignment result, every adjustment (or lack of adjustment). Much time is spent on the What Ifs that must be considered as soon as deviation from a cookie-cutter report occurs. It discusses necessary commentary, disabuses myths, and promotes comprehensive report writing coupled with bullet-proof record keeping.
APC will assist in monitoring the performance of these appraisers for three months after training; enabling the lender/AMC to make proactive decisions regarding incentives for some, additional training for others, etc.
